There is no perfect dollar amount for each and every home. I always suggest my sellers to look for easy fixes and upgrades. Make sure everything in your home is in good shape in terms of fresh coats of paint, no chipped tiles or floorboards.

Keep in mind, there is such a thing as putting more money into your home than the market will bear. So don’t go overboard with home improvements assuming it will automatically increase the value of your home.

There are many factors that go into determining the value of your home. You can start to get an idea of your property value by looking at the prices of similarly sized homes that have recently sold in your area.

As your realtor, I can help you with an official comparative market analysis (CMA). It is important to not price your home too low or too high.

According to Zillow, most homes remained on the market for an average of 65 to 93 days in 2018, from listing to closing. However, I typically can sell my clients homes in 40 – 70 days.

Over the years staging has really become a must have in the selling process. Staging a home really allows the buyers to visualize themselves living there and that is what matters most. According to statistics, staged homes sell 88% faster and for 20% more money, than homes that are left as is.

Work with a realtor to complete a competitive market analysis. Once you understand where your property stands compared to the rest of the market, you can identify the number that will give you the best ROI.

Sellers typically think the higher they list their property the more money they will get. That is not always true.  Sometimes listing your property lower, can end up benefiting you more. If you have multiple offers and the buyers bid against each other, sometimes they will end up out bidding each other higher than your ideal selling price.

You most likely could sell your property yourself. Will you make top dollar on your property without a realtor? Probably not. Will you negotiate in the most strategic way? Probably not.
